Window Replacement and Trim Out — Greenwood Village, CO

This project is near and dear to me since it is my mother's house. She hired me to drive out to Colorado for a difficult window swap and to fix whatever issues came up along the way. There was a lot of wood rot on the existing windows, the film on the glass had deteriorated so it was no longer clear, and the hardware was failing. With grandkids now in the picture, an operable window on the second story that a child could fit through was not a good idea either, so they wanted every window replaced. The job was to swap the windows, fix all the rotted exterior trim, and replace the interior trim in a primed white finish. It took renting scaffolding to reach 18 feet over concrete, and I did the whole project by myself since I could not find any help to bring along.

The hard part was the existing framing. Replacing rot is not usually that difficult, but working around framing that is out of square while still getting everything level and plumb is a different problem. There was not the budget or the time to replace the framing, so we decided to work with what was there. Nobody had noticed how far off level the old windows were, but I knew that once I trimmed it out, the lines and angles would make it obvious. The challenge was installing the windows and trim in a way that balanced out how unlevel the framing actually was.

I am proud of how well I was able to customize the trim to make everything look level and plumb, trimming the windows inside and outside with the angles, rips, and custom cuts it took to work with the beam and the contours of the drywall. The previous trim was not installed correctly — the old casing was set way over the window jambs to cheat around the problem. I did not want to cheat, so I had to work around the lack of height for the trim to sit with its full profile, and I custom-cut every top piece of window casing to get it to look right and sit well. It took time, since it needed precision, and I got it done well. It looks great, and I am still waiting on finished pictures after the paint goes on.
